Information for New Residents

We have assembled some information you might need as a new resident of Elk Falls Ranch and mountain living. Be sure to review the other sections of this website to familiarize yourself with how we manage roads, architectural requirements, our Broadband Initiative, our Firewise Program and with documents such as the covenants, bylaws, recent Board Meeting minutes, recent newsletters, etc.

GETTING ON OUR NEWS DISTRIBUTION LIST

Please be sure to sign up in PayHOA,our resident management software, and maintain a current email address to receive POA updates and newsletters. Email addresses for multiple members of your household can be added.

Mailboxes and Mailbox Keys

Elk Falls Property Owners’ Association (EFPOA) owns the neighborhood mailboxes, not the US Postal Service.  As such, the EFPOA maintains the mailboxes and all requests for key replacements and assignment of new mailboxes should come to the EFPOA.   You may contact Wayne Gneiser at 720-261-3155 or elkfallspoaVP@gmail.com for mailbox keying or issues.

Request from our Mail Carrier

Our mail carrier requests Elk Falls Residents to please promptly collect their mail and parcels from the mail and parcel boxes.

She indicated some residents leave mail and parcels in the boxes for extended periods of time. This causes her to run out of room in the mail and parcel boxes for deliveries. When this happens, she has to return items to the Post Office and residents--both innocent and guilty--have to travel to Pine Junction to retrieve them.

Conifer Chamber of Commerce - New Resident Resource Guide

The Chamber has a new resident welcome page with a great deal of useful information. Additionally, you can sign up to receive a FREE new resident Resource Guide with information about the area. Staunton State Park - Letter from Park Manager

The Park has seen an unprecedented increase in visitors and we are doing our best to ensure that Park visitors are legally entering the park through our main entrance. We ask that if neighbors see suspicious vehicles or witness people jumping fences that they give us a call at 303-816-0912 x 0. 

Jefferson County has offered to do more patrols along Elk Creek Road during the weekends. Park County has made more frequent visits to the neighborhood as well. 

Neighbors can also call their respective sheriff's departments:

  • Park County non-emergent phone - 719-836-4121x 5

Of course, if it's an emergency, please dial 911.

During the busy weekends, you may see our patrol vehicles more frequently traveling around the neighborhood. We do this to check on this type of activity. 

We ask that our neighbors respect our boundaries as well. We have come across a number of social trails that come from the neighborhood into the Park. The more that this occurs (from neighbors), the more likely it is that visitors will try to do the same. 

We do allow visitors to walk, bike or skip! into the Park (parking is not allowed on Elk Creek Road or in the neighborhood). As neighbors, we encourage you to use the Park that is in your backyard. Please do so through the main entrance!

WILDLIFE

Feeding Wild Animals: Please do not feed the wildlife (foxes, bears, deer, raccoons, etc). This does more harm than good.

  1. “People” food isn’t good for animals. Human foods aren't nutritious enough for animals and may cause serious health problems.

  2. It makes wild animals lose their natural fear of people. Feeding can make large, potentially dangerous animals become too comfortable in residential areas. Once animals learn they can panhandle for food, they can become a nuisance—or even worse, a safety risk.

  3. When wild animals gather for food handouts, it can cause crowding and competition. These unnatural conditions increase the chances of fighting and injury among animals. It can also increase the spread of diseases, some of which may be transmitted to pets and humans.

Bears

It is common for bears in the neighborhood to get into trash cans. Please be sure to keep your trash cans inside until the morning of trash pick up. For information on living with bears Colorado Parks and Wildlife has a great bear webpage and a Living with Bears brochure.

Mountain Lions

While sightings of mountain Iions are not as frequent as bear sightings, they definitely live among us. Refer to Colorado Parks and Wildlife Mountain Lion webpage and their Living with Lions brochure
